Our terms and conditions may be updated from time to time. Please ensure you are familiar with the latest version, which can be found on our website:

By confirming your reservation, you agree to these terms and conditions.


CANCELLATIONS

Private reservations may be cancelled free of charge up to 14 days prior to arrival. Within 14 days of arrival, the full cost of the reservation will be charged.

We’re unable to accept date changes within 14 days of arrival.

Unless an alternative payment method has been agreed in advance, we reserve the right to take any applicable charges from the payment card held on file.


GROUP BOOKINGS

Bookings of three or more rooms are considered group bookings.

A non-refundable deposit of 25% of the total reservation value is required at the time of booking to secure the reservation.

The remaining balance is due no later than 8 weeks prior to arrival. Unless an alternative payment method has been agreed in advance, we reserve the right to take the remaining balance and any applicable charges from the payment card held on file.

Group bookings may be cancelled more than 8 weeks prior to arrival. In such circumstances, the non-refundable 25% deposit will be retained.

If a group booking is cancelled within 8 weeks of arrival, the full reservation value remains payable. If the remaining balance has not already been settled, any outstanding balance shall become immediately due and payable.

We may, at our sole discretion, attempt to resell cancelled rooms up to 14 days prior to arrival. Where cancelled rooms are successfully resold, any refund will be at the sole discretion of Ardvreck House and will be based on the amount recovered through the resale, less the non-refundable 25% deposit. Rooms may be resold at the prevailing rate at the time of resale, which may be lower or higher than the original booking rate.

Within 14 days of arrival, we are unable to attempt resale and no further refunds will be issued.

Failure to settle any outstanding balance by the due date may result in a late payment fee of 10% of the total reservation value and/or cancellation of the reservation.

Separate terms may apply to company bookings where agreed in advance and confirmed in writing.


ARRIVAL AND DEPARTURE

You are welcome to arrive any time from 2pm. Arrival is self-guided, with everything prepared for a relaxed and flexible check-in. We’re always available should you need anything.

We kindly ask that rooms are vacated by 10am on the day of departure.


AGE POLICY

Ardvreck House is an adults-only property, and all guests must be aged 18 or over. We may request identification to verify age.

If this condition is not met, we reserve the right to cancel the reservation and apply the applicable cancellation charges.


IDENTIFICATION

We may request photo identification from guests during their stay.


HONESTY BAR

Our honesty bar is available exclusively for guests staying with us.

Only alcohol purchased on the premises may be consumed within the house.


PAYMENT

All reservations must be paid in full in advance of arrival (please see Group Bookings for alternative terms).

Unless an alternative payment method has been agreed in advance, we reserve the right to take payment from the payment card held on file within the 14 days leading up to arrival.

Where Strong Customer Authentication is required, a secure payment link will be sent via email or your booking platform and must be completed prior to arrival.

If you wish to use an alternative payment method, please let us know at least three weeks in advance.


DOGS (AND OTHER ANIMALS)

We’re unable to accommodate animals of any kind at Ardvreck House.

If this condition is not adhered to, we reserve the right to apply additional charges and/or ask guests to leave.


BREAKFAST

Breakfast is served in the dining room between 8am and 9am. If you require an earlier time, please let us know in advance and we will do our best to accommodate.

During quieter periods, we may ask you to confirm a breakfast time and pre-order hot items the day before.

Please inform us of any allergies or dietary requirements at least two weeks prior to arrival. While we take great care, all food is prepared in the same kitchen and we cannot guarantee the absence of cross-contamination.


CAR PARKING

A private car park is available for guest use. Vehicles are parked at the owner's risk.


DAMAGES

We kindly ask that you take care during your stay. Guests may be held responsible for any loss or damage caused during their stay.

Accidents do happen—please do let us know as soon as possible so that we can resolve matters quickly and with minimal disruption.


KEYS

Lost keys will incur a charge of £30 per set.


TERMINATION POLICY

We reserve the right to terminate a stay without notice where guests breach these terms and conditions, behave in a manner that is abusive, threatening, disruptive or illegal, or where it is otherwise necessary to protect the property, staff or other guests. In such circumstances, the full cost of the reservation may still be charged.


EXCEPTIONAL CIRCUMSTANCES

From time to time, circumstances beyond our control may affect your stay. If we are unable to honour your reservation due to events such as government restrictions or the need to temporarily close, we will not apply cancellation charges.

We are unable to accept responsibility for changes to your travel plans outside of our control, and we strongly recommend appropriate travel insurance.
